2. Where did the 10k figure come from?
I have looked long and hard at different ways of creating an income through property.
I have also spoken to 1000’s of property investors and when we get down to the subject of cash-flow, the sums of £3000 per month and £10,000 per month are the two figures that come up time and time again.
Now the other part of an investors profit cash-flow equation is that from each shrewdly purchased single let property we would expect to buy it “no money down or no money left in” and we would expect for the property to add around £200 per month to our cash flow after costs.
Now do the maths
£3000 Divided by £200 = 15 properties
Take into account voids, maintenance and non-paying tenants and you need around 18-20 properties to create an income of £3000.
Now look at a 10k income
Now do the Maths
£10,000 divided by £200 = 50 properties
Take into account voids, maintenance and non-paying tenants and you need around 60-70 properties to create an income of £10,000
STOP right there!!
Running a portfolio of this size will be a FULL TIME JOB and not the passive income we were looking for.
So add two staff to manage and you will need extra properties to provide you an income to pay them, so you will need to purchase another 90-100 properties.
With that in mind (I know because my portfolio is over 200), I thought there has got to be a better way of generating 10k per month from property. That’s what we teach on the weekend, 3 other ways of making 10k per month.
