Glenn’s Exclusive Deals… Bromley & Maida Vale

I have two interesting deals that may pique your interest…

I had a call from an investor who owns a buy-to-let property in Bromley.

He thinks it is worth around £500 – £550. (I have not checked this yet)

He wants to put it onto the market and wanted to know if I would fund a kitchen and bathroom refurb – he thinks it will make more money when this has been done.

He wants to do this while the tenant still lives there as he cannot afford the mortgage without the rent money.

I told him I only get involved if there is 100k+ profit and suggested we do a 3-4m extension containing a large modern kitchen / living space with bi folds.

I said we would pay the mortgage once the tenant leaves while we do the work.

He is interested and I have arranged a cup of tea meeting with him this week.

If the vendor agrees, this deal will be done by exchanging for £1.00 in a SPV Ltd Company on an assignable contract. We will then fund and build the extension, and fund and do the refurb and then sell on. We never buy the property – saving stamp and funding costs making it a great return on cash deployed.

 

 

Here’s another deal that you may want to get involved in…

I had a call from a distressed owner of a run-down 1.2m property near Maida Vale.

310k mortgage, 28k in arrears, and about to be repossessed – wanting to know if I could help.

I went for a cup of tea meeting, and the Owner said several other similar properties in the area had been converted into 3 flats.

Architect and planning consultant both think we can turn this into 3 flats with an extension and loft conversion.

The GDV will be 1m to 1.2m for the ground floor flat, 1m to 1.2m for the first floor flat, and 800k to 1m for loft conversion flat.

I offered owners 28k now, to fund and get planning, and move them into rented.

I offered to pay their mortgage during the process, and do the extension / loft conversion / refurb at a cost of approx 400k.

Move them back into their ground floor flat once completed, which will be close to the size of the original house and also pay off their mortgage.

Plus, I offered them a small share of the profit. Profit will be the sale price of the other 2 flats ie 1.8m plus less 310 mortgage (28k will have been paid) less 400k refurb less legal and selling and planning costs.
