I had an interesting call from a lady recently – she has purchased a block of 4 garages, from an auction, on a whim!

She had gone to the auction to buy a property that ended up selling for more than she wanted to pay… and she then decided to buy the block of 4 garages (as you do)!

She called me and asked if I could help her with planning and building the house / flats.

It’s in a £500 PSF area.

I’m not sure where this will lead, but it sounds promising.

The lady is calling me back next week.

Here’s another profitable deal that may be of interest…

One of my clients is friends with the seller – Seller is removing property from the market.

It is a 4500 sq ft penthouse in Mayfair which was rented during the summer for 10k per week…

But it is not selling as 1 large unit and was priced at approx £3500 per sq ft.

Seller is allowing us to do a delayed completion, so exchange, get planning, for an extra 2000 sq ft by going up 1 story, and then possibly convert into 3 – 6 flats as it will be on 3 floors.

There is an Architect going there next week… There is about 4 million profit in this if all goes well.
