Here’s another deal that you may want to get involved with…

After a three hour cup-of-tea meeting in an expensive part of Kensington, I established the following…

Vendor has lived in Property for 30 years and has no mortgage and no money.

The property is worth well over a million and is run down.

Potential for a loft conversion, basement conversion, rear super Kitchen, and family living space extension (unless we do this in the basement).

Vendor has a sick relative in New Zealand and wants to leave as soon as possible to spend time with her – he has not seen his sister for 20 years!

So, he is happy to work with us if we can give him 50k up-front money, asap.

Vendor has spoken to his solicitor, they are happy to sign an option for 50k for speed and then exchange & transfer the option fee to the exchange.

He is also happy to sign a power of Attorney for us to control this and the sale in his absence, with us using his solicitor for the sale.

Once we have exchanged, I will apply for planning for the extension. As for the basement and loft – my Architect will make sure these are done in a manor which we will be successful.

The property will be exchanged with an assignable contract, the planning application process completed, and then work will begin.

In Kensington, many people have done 4-story down basements. These are no longer allowed but 1-story down and going down under the garden is quite common.

I will also see if I can negotiate a deal with the space under the neighbours garden, and, if successful, take an option on the neighbours under-garden land.

I will also be filming an interview with one of my clients who’s business is basement extensions to chat about the basement extension.

Once the work is done, the property will be sold, and the vendor will get an agreed price based on a current condition RICS valuation plus 25% of the profit.
